| Smokey Point Master Plan—Marysville, WA |

| The City of Marysville is currently in the process of annexing 675 acres of the Smokey Point Neighborhood north of the city limits. Large undeveloped and underdeveloped parcels dominate this area, making it ripe for future projects. With its strategic location next to I-5 and the Arlington Airport, this area is a future industrial center that will play a vital role in the economic development of Marysville.
Perteet’s Environmental and Community Planning team was hired to prepare a plan to ensure that development is consistent with the city’s vision of a high-tech industrial corridor. Perteet is preparing a plan that is visual, easy to understand, and contains standards that can be implemented on the ground and ultimately acceptable to the city and the public. The final plan will be to develop a standards-based document that includes:
- Land use and development standards
- Transportation requirements
- Critical areas and storm water protection requirements
- Airport compatibility requirements
- Building and streetscape design standards
